A seasonal rental is considered a 2-5 months in duration. A vacation rental can be as short as one week, and as long as 1 to 2 months. Annual rentals fall into a 7 to 12 month range.
If you are interested in a vacation or seasonal rental, you can simply book on line. For an annual rental you can also apply on line by downloading our application.
You must be at least 25 years of age for a vacation or seasonal rental. For an annual rental an exception may be made with the owner’s approval.
No application is necessary for vacation/seasonal rentals. For annual rentals most applications take 24 to 48 hours to process, as long as the application is submitted during business days Mon-Fri.
Yes, for annual leases both a credit report and a criminal background check are part of the application process. We also verify employment and rental history. The application fee is $100.00
Unfortunately, we cannot refund the money. The fee was used to pay for a third party company that performs the screening.
That depends on the property and the type of pet. Generally, dogs that have a history of aggressive behavior such as biting, may not be accommodated for insurance reasons. This includes Pit Bulls, (including Staffordshire terrier), Dobermans, Rottweiler’s, Chows, Presa Canarios, Akitas, Wolf Hybrids, and Huskies.
Not all of our properties permit pets. When conducting your search, look for the pet friendly emblem. By law, documented Service animals are permitted in all properties.
Vacation and seasonal rentals will be paid in full prior to or upon check-in. Your rental agreement will provide the specifics. Annual rentals will be paid by the 1st or the 15th of each month depending on your lease. Payments can be made online with Visa, Master Card, Discover, Cashier Check, and Pay Pal. A convenience fee of 4.5 percent will be charged to your card. Annuals rental can pay by personal check, and can either be mailed or delivered in person to our office. For rent payments that are late, ma $50.00 fee will be charged the first day and $10.00 fee every day thereafter. A fee of $50.00 will be charged for any check returned for insufficient funds. This includes vacation, seasonal and annual rentals.
The utilities are included in vacation and seasonal rentals, as long as they do not exceed the maximum utility use stated in your rental agreement. Annual tenants are responsible for all utilities, unless specified in the lease.
Vacation and seasonal tenants will be provided contact information upon check-in. Annual tenants will go to the tenant logon and request maintenance service. Our response time will depend on the seriousness of the maintenance issue. For example, an A/C issue will take priority over and ice machine malfunctioning.
You may pick-up the keys to your rental on the day your lease begins at our office. Special arrangements can be made for Holidays and after hours, when our office will be closed.
Any Representative of Ascendia Property Management and any designated vendors of APM. Additionally the owner and whomever the owner designates will have access to the property. ACCESS WILL BE LIMITED AND ONLY WHEN NECESSARY. We respect our tenant’s privacy. Proper notice will be given to the tenant prior to anyone obtaining access.
Vacation and seasonal tenants will be responsible for a cleaning fee; everything else is taken care of. Annual tenants will be responsible for maintaining A/C filters monthly, batteries for smoke detectors annually, light bulbs that are easily accessible, lawns and landscaping, unless otherwise specified in your lease.
Good Question! If your lease has an HOA fee, you will have full excess to the community services. There will be some exceptions. The exceptions will be in your lease.
For Annual tenants we require that you purchase renters insurance for your personal property. It is extremely reasonable and the owners insurance will not cover your personal property from damage or theft.
Vacation and seasonal tenants may wish to purchase vacation insurance.
Any and all changes or modifications to the property, including landscaping, must be pre-approved. Please submit a written request to info@APM.com.
Annual tenants will receive a notice to pay rent or quit is a legal notice that your rent is past due, and that we can begin the eviction process. If you receive such a notice, contact our office immediately.
No, security deposits are used to cover any cleaning and or to repair damages to the property and cannot be used for other reasons.
If you leave the property clean per the conditions in your lease and free of damage, you should receive your security deposit in full.
The vacation and seasonal agreements communicate the specific number of people allowed in the property.
Annual tenants need to submit a written request to info@APM.com to add additional occupants. A new lease will be required.

If you are a US Service Member with documentation of imminent deployment, you will not be held accountable to fulfill the terms of the lease.
